*Can you be an ethical landlord?*

I (m29) have inherited a 2 bedroom house in a town I don’t live in. I work a fairly low income job (~20k a year) but get by just fine and live within my means. I would never qualify for a mortgage and have minor savings. I currently rent a house with 2 friends so rent is reasonable but still a big chunk of my pay. The house I now own still has costs of about 350 per month (cheaper than my current rent) but not something I can afford to just pay on top of everything every month, also seems a waste to have an empty house. The house was previously rented to a family who have been there for several years so I have agreed with them that they can stay and left the rent as it has been for them at 790 per month. Therefore I get money every month for nothing and as I will always still have the asset to sell at a later date this doesn’t sit right with me. I’ve been advised to raise the rent but why put the current tenants under more pressure for no real reason other than the market rate? What would be the most ethical/socially positive thing for me to do in this position? TL:DR inherited a house.
