​🔹 No Side Formwork (የጎን ፎርምወርክ አለመኖር)፦ ኮንክሪት በሚፈስበት ጊዜ ከጎን ያለው አፈር ተንዶ ከኮንክሪቱ ጋር የመቀላቀል እና መጠኑን (Dimensions) አዝሞ የማበላሸት እድሉ ከፍተኛ ነው።
​🔹 Water & Mud Accumulation፦ በመሰረቱ ውስጥ የተከማቸ ውኃ እና ጭቃ ስላለ ብረቱ ለዝገት (Rebar Corrosion) ይጋለጣል፤ ከኮንክሪቱም ጋር ያለው ትስስር ይላላል።

​⚠️ ይህ ስህተት የሚያስከትላቸው አደገኛ የሳይት ጉዳቶች፦

1️⃣ Rapid Rebar Corrosion፦ ብረቱ ከታች በቂ የኮንክሪት ከቨር (Bottom Cover Block) ስለሌለው በጊዜ ሂደት ዝጎ የህንፃውን ዕድሜ ያሳጥራል።
2️⃣ Soil Contamination፦ አፈሩ የኮንክሪቱን እርጥበት ስለሚመጠው ኮንክሪቱ ተገቢውን የሃይድሬሽን ሂደት (Hydration Process) አያገኝም።

"በ2020 ከኖህ ሪልስቴት በተፈራረምነው የሽያጭ ውል የገዛናቸውን ቤቶች በ36 ወራት ሊያስረክቡን ተወስኖ ነበር። የውል ጊዜው ካለፈ ከ3 ዓመታት በላይ ቢሆንም ቤቶቻችንን አልተረከብንም " - ገዢዎች

ድርጅቱ ለደንበኞቹ ቤት በወቅቱ አለማስረከቡን አምኖ፣ ከመስረም 18 ቀን 2019 ዓ/ም ጀምሮ እንደሚያረክብ ቃል ገብቷል።

በአዲስ አበባ ወሰን አካባቢ በሚገኝ "Noah Hills" በተሰኘ የኖህ ሪልስቴት ፕሮጀክት አፓርታማ ገዢዎች ድርጅቱ በውሉ መሰረት ቤት እንዳላስረከባቸውና በቂ ምላሽ እንዳላገኙ ለቲክቫህ ኢትዮጵያ አቤቱታቸውን ልከዋል። በተጨማሪም ቅሬታቸውን በስልክ ለቲክቫህ ኢትዮጵያ ተናግረዋል።

አንዷ ገዢ በሰጡን ቃል፣ "የተፈራረምነው ቤቱን በሦስት አመታት ውስጥ ሊያስረክበን ነበር። አሁን ከውላችን ውጭ ስድስት አመት ሊሆን ነው ከተፈራረምን" ብለው፣ ምላሽ ሲጠይቁ አጥጋቢ መልስ እንዳልተሰጣቸው ይናገራሉ።

"እንዲያስረክቡን ለመጠየቅ ስንሄድ በጥበቃ ነው የሚያስወጡን፤ ወይም 'የሚመለከተው አካል የለም ውጭ ሀገር ነው' ይሉናል" ያሉት ቅሬታ አቅራቢዋ፣ ከሦስት ወር በፊት አንድ የድርጅቱን አካል አግኝተው እንደነበርና "15 ቀናት ስጡኝ" እንዳሏቸው፣ ሆኖም እስካሁን መፍትሄ እንደሌለ አስረድተዋል።

"ሥራው አልቋል፤ ለምን እንደማያስረክቡን አላወቅንም" ብለዋል። አፓርታማ ገዢዎቹ በውላቸው መሰረት ክፍያ ስለመፈጸማቸው ስንጠይቃቸውም፣ ለመጠየቅ ወደ ድርጅቱ የሚመላለሱት ሙሉ ክፍያ እንዳጠናቀቁ፣ ወደ 360 ከሚሆኑ ሰዎች አብዛኛዎቹ የቀራቸው በርክክብ ወቅት የሚከፈል 10% መሆኑን ተናግረዋል።

ሌላኛው ቤት ገዢ፣ "ሙሉ ክፍያ ከፍለን አቆዩት መስጠት አይፈልጉም። ሁለት ጊዜ የማስጠንቀቂያ ደብዳቤ አስገብተናል" ብለው፣ ለአንዱ ምላሽ እንዳልተሰጣቸው ገልጸዋል። ለማስረከብ "የማዘግየት፣ ጊዜ የመግዛት አይነት ጨዋታ ነው እየተጫዎቱ ያሉት" ሲሉ ወቅሰዋል።

"ወይ ከቤቴ አልሆንኩ፣ ወይ ከገንዘቤ አልሆንኩ" የሚሉት እኚሁ አካል፣ አስቸኳይ መፍትሄ እንዲሰጣቸው ጠይቀዋል። 

የተማረሩት ገዢዎቹ በዝርዝር ምን አሉ ?

" እኛ በ'Noah Hills' ፕሮጀክት ውስጥ አፓርታማ ገዢዎች፥ እንደ አውሮፓውያን አቆጣጠር ከ2020 ጀምሮ ከኖህ ሪል ስቴት ጋር በተፈራረምነው የሽያጭ ውል መሠረት፣ የገዛናቸው የአፓርትመት ቤቶች በ36 ወራት ውስጥ እንደሚያስረከቡን በግልጽ ተወስኖ ነበር። ሆኖም የዚህ የውል ጊዜ ካለፈ ከሦስት ዓመታት በላይ ቢሆንም እስካሁን ድረስ ቤቶቻችንን አልተረከብንም።

በተለያዩ ጊዜያት ለድርጅቱ በፅሑፍ ጥያቄዎችን አቅርበናል፤ ነገር ግን እስካሁን በቂ፣ ግልጽና የሚያሳምን ምላሽ አላገኘንም። ይህ ሁኔታ በገዢዎችና በድርጅቱ ላይ የነበረውን እምነት በእጅጉ አዳክሟል።

ለብዙ እንግልትና እምነት ማጣት ኪሳራ ውስጥ እንድንገባ ምክንያት ሆኗል።

ኖህ ሪል ስቴት የሚያቀርባቸው የመዘግየት ምክንያቶች ከሌሎች በተመሳሳይ ዘርፍ የሚሰሩ ድርጅቶች አፈጻጸም ጋር ሲነጻጸሩ አሳማኝ ሆነው አልታዩንም። በተጨማሪም ድርጅቱ ቀድሞ የጀመራቸውን ፕሮጀክቶች ሳያጠናቅቅ ወደ አዳዲስ ፕሮጀክቶች መስፋፋቱ በብዙ ገዢዎች ዘንድ ከፍተኛ ስጋት ፈጥሯል።

ይህም ከአዳዲስ ቤት ገዢዎች ገንዘብ መሰብሰብ ላይ ያነጣጠረ እንጂ ሙሉ ገንዘባቸውን ከፍለው ላለፉት 6 ዓመታት ቤታቸውን በመጠባበቅ ላይ ላሉ ደምበኞቹ ብዙም ግድ የማይሰጠውና ቃል የገባውን የውል ግዴታ የጣሰ መሆኑን ተገንዝበናል።

የፕሮጀክታችን ሁኔታ በግልጽ እንዲታወቅ እንፈልጋለን።

እንዲሁም አባላቶቻችን በግንባታ ቦታው ባደረጉት ጉብኝት አንዳንድ የግንባታ ጥራት ላይ የሚያስጨንቁ ጉዳዮችን ተመልክተዋል። እነዚህ ጉዳዮች በባለሙያና በተገቢ አካላት እንዲመረመሩ እንጠይቃለን።

ከዚህ በላይ የሚያሳስበን ጉዳይ ፦

የቤቶቹ መዘግየት በ100ዎች የሚቆጠሩ ቤተሰቦች ላይ ከፍተኛ የኢኮኖሚ፣ የስነ-ልቦና እና የማህበራዊ ጫና ማሳደሩ ነው። ብዙዎቻችን የቤት ኪራይ እየከፈልን በተመሳሳይ የቤት ክፍያ በመክፈል በከባድ የገንዘብ ጫና እና የኑሮ መታወክ ውስጥ እንገኛለን።

ስለዚህ የምንጠይቀው፦

- ኖህ ሪልስቴት ለእያንዳንዱ ብሎክ ያለውን የግንባታ ሁኔታ፣ የቀሩ ስራዎችን እና ትክክለኛ የማስረከቢያ ጊዜ በግልጽ እንዲያሳውቅ፣

- ለዘገየው ፕሮጀክት ግልጽ ተጠያቂነት እንዲወስድ፣

👉Concrete Mix for Ground Floor Slab – Details

For a 1 m³ concrete floor slab, the infographic shows a nominal 1:2:3 mix ratio:

Cement: 1 bag of Portland cement (OPC), approximately 50 kg

Fine aggregate: 2 buckets of clean sand

Coarse aggregate: 3 buckets of well-graded gravel

Water: approximately 22–27.5 litres, depending on the required workability and moisture content of the aggregates

Typical bucket volume: about 0.035 m³ (35 litres)

Floor Slab Construction Steps

1. Prepare the formwork — ensure it is properly aligned, level, rigid, and adequately supported.

2. Place reinforcement — install the steel reinforcement/mesh according to the structural drawings, maintaining the required concrete cover.

3. Pour the concrete — place concrete continuously where possible to avoid weak construction joints.

4. Spread and level — use a screed to achieve the required slab level and thickness.

5. Compact properly — remove entrapped air using suitable vibration/compaction methods.

6. Finish the surface — achieve the specified finish without adding excess water.

7. Cure the concrete — keep the concrete adequately moist and protected, with 7 days as a minimum reference where appropriate; follow the project specification and applicable code.

Important Note

The 1:2:3 ratio is a nominal volumetric mix, not a substitute for structural mix design. For structural floor slabs, the required concrete grade, slab thickness, reinforcement, water-cement ratio, aggregate grading, exposure conditions, and curing requirements should be determined from the structural design and applicable local standards.

Good materials + correct proportioning + proper placement + compaction + curing = stronger and more durable concrete.

​🔹 Polythene Sheet (Vapor Barrier)፦ ከብረቱ ስር የፕላስቲክ ንብርብር (Polythene Sheet) ተዘርግቷል፤ ይህም ኮንክሪት በሚፈስበት ጊዜ የሲሚንቶ ውኃ (Slurry) እንዳይሾልምና እርጥበት እንዳያልፍ ይከላከላል።

​⚠️ ለጥራት የሚረዱ የሳይት ማስታወሻዎች፦

1️⃣ Concrete Cover Blocks (የኮንክሪት ከቨር)፦ በብረቱ እና በፕላስቲኩ/ፎርምወርኩ መካከል ቢያንስ 20 mm - 25 mm የኮንክሪት ከቨር ብሎኮች መደረግ አለባቸው፤ አለበለዚያ ብረቱ ከስር ወጥቶ ለዝገት (Corrosion) ይጋለጣል።

2️⃣ Stirrup Spacing (የስቲረፕ ጥግግት)፦ የ Submerged Beam የዲያሜትር/Depth አነስተኛ በመሆኑ፣ የሼር ኃይልን (Shear Force) በበቂ ሁኔታ ለመቋቋም በድጋፎች (Supports/Columns) አቅራቢያ የስቲረፕ ጥግግት (Spacing) በዲዛይኑ መሰረት መጠበቅ አለበት።
